  • Interpersonal Communication
    • Communication liaison between Tradd team and clients
    • Interface with outside service professionals
  • Administration
    • Manage phone calls, mail, and other correspondence (e-mail, letters, packages, etc.)
    • Update records and databases for vendors, tenants and homeowners

Education/Experience

  • Computer competency required
  • Bachelor’s Degree preferred and/or equal related experience
  • Excellent communication skills, both written and oral
  • Organized and detail oriented
  • Ability to prioritize tasks and manage rapidly changing assignments in a team environment

Homeowners Association Manager

The Manager’s responsibilities include developing strong relationships with clients and service professionals, maintaining the integrity of the property, and providing knowledgeable financial guidance for a portfolio of homeowner’s associations.

Duties

  • Maintaining the property:
    • Conducts site inspections
    • Makes recommendations for upkeep and physical repairs
    • Hires and oversees contractors and vendors
  • Financial reporting and control:
    • Reviews and helps develop annual property management plan, operating budget and reserves budget
    • Provides monthly management reports
    • Reviews monthly financial reports
    • Approves invoices and expenses
    • Assures adherence to governing documents and legal specifications
  • Administration:
    • Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate
    • Maintains relationships with clients
    • Facilitates small and large group meetings in accordance with Robert’s Rules of Order

Education/Experience

Lead Maintenance Technician Job Description

Tradd Facilities, in conjunction with Tradd Management, is a regional property and facilities management company serving the Carolinas. We are hiring a maintenance technician to serve in Greenville, SC.  Please submit an application and resume to careers@traddmanagement.com.

Essential Duties & Responsibilities:

  • Oversee maintenance technician team
  • Perform and document preventative maintenance, inspections, and repairs
  • Troubleshooting of mechanical systems
  • Housekeeping and grounds work as requested
  • Track inventory and supply needs
  • Communicate status of service requests via work order system
  • Perform other duties as assigned

Machines, Equipment, Tools Used:

  • Knowledge of ladder, dolly, safety equipment, landscaping tools, hand tools, power tools, cleaning equipment/supplies and painting equipment

Physical Requirements:

  • Bending, kneeling, stooping, pushing, and pulling required
  • Ability to lift up to 75 pounds
  • Ability to climb ladders over 10 feet
  • Ability to ride a lift over 30 feet

Minimum Education/Experience:

  • High school diploma or equivalent required
  • 3 years of maintenance experience required
  • Computer competency required
  • Excellent English communication skills, both verbal and written required

Additional Desired Qualifications:

  • HVAC certification preferred (willing to complete within first year of employment)
  • CPO certification preferred (willing to complete within first 90 days of employment)

Schedule:

  • 8-hour shift Monday thru Friday
  • On-call emergencies and occasional nights/weekends
