Office / Medical

  • Modern design and renovation oversight as well as CAM restructuring was provided in repositioning the 30,000 square foot medical office building at the South Strand Medical Campus.
  • Served as developer and manager for numerous office buildings such as the Mayfair Building at 44th; designed the site plan and the floor plan, oversaw construction, set up the POA, and handled sales and leasing.

  • Industrial managed properties exceed 15 buildings and over 40 units.
  • Completed build to suit assignments for numerous industrial facilities to include S & D Coffee, Tidewater Equipment Company and Cummins Atlantic. Handled all aspects of the process to include lease negotiations, feasibility analysis, budgeting, contractor agreements, construction oversight, and development responsibilities.
  • Tradd Commercial has the only SIOR located in and serving in the southeast quadrant of South Carolina. Tradd team members are highly experienced in industrial development, property management, and sales/leasing.


  • Took over a large grocery anchored shopping center and implemented a revitalization project to include parking lot, façade enhancements, landscaping, lighting, and signage consistency. Leases with anchor tenants were extended, a fuel station was constructed, and added 7 in-line tenants resulting in one of the area’s highest occupancy rates among grocery anchored centers.
  • Leasing efforts secured a 20,000 square foot national technical college and project management responsibilities included a $1 million plus up-fit to accommodate both tenant standard specifications and education zoning requirements.
  • Oversaw renovation, reduced operating costs, and provide management for Myrtle Beach’s well known mixed use complex, Rainbow Harbor on Kings Highway.


  • Worked with the Planning Department of the City of Conway to rezone and annex a land tract for multifamily development to meet an affordable housing demand outlined in the City’s comprehensive plan. Served as developer, leasing agent and manager for the 48 unit apartment complex. Seven years later, handled the sale of the property to an investor for a condominium conversion.
  • Served as leasing agent, manager and project manager of Sea Palms; a 48 unit apartment complex with excess land allowing up to 168 units. Upgraded the existing units, increased rental rates and increased the occupancy from 70% to 100%. Once stabilized, the property was sold and profits realized.
  • Other housing properties under management include two mobile home parks.


  • Currently manage self-storage and flex space facilities, as well as being heavily involved in sales activity of this product type.
  • Member of Tradd Commercial personally built, managed and sold a large self-storage portfolio.
  • Involved in the Carolina Self-Storage Association and a Tradd team member was a founding member.

Business Parks

  • Represented an out of state investor in the bulk purchase of medical lots within Singleton Ridge Business Park. Restructured the POA, raised initial price structure, created sales momentum by finding initial medical practitioner and separate investor for construction of speculative medical buildings. Sold required lots for the initial investor to meet his investment criteria.
  • Instrumental in the assemblage of lots and development of the Grand Strand Medical Park. Helped create the POA and successfully sold off medical office condominium units consisting of multiple buildings.
  • Tradd team members have been involved in numerous business parks to include development, POA structuring, management, and sales/leasing. The list includes North Industrial Park, 44th Avenue Business Park, Singleton Ridge Business Park, 82nd Medical Park, Grand Strand Medical Park, Connector Professional Center, and others.

Asset Management

  • Asset manager reporting to board of directors of a portfolio consisting of properties located in the Conway Historic Riverfront District. Involved with retrofitting and leasing retail and office spaces, stabilized going concern operations for disposition, retrofitted and leased riverfront restaurant, and also handled select disposition and reallocation of funds.
  • Represent and report directly to the board of directors for a Myrtle Beach based company with property holdings consisting of retail, industrial and entertainment venues. Handled disposition of certain assets to reinvest and acquire alternative assets based on a long term investment strategy.
  • Represent clients with real estate holdings consisting of various product types. Full services to include market impact studies, tax appeals, financial analyses and strategy development, and communications and fund disbursements based on partnership structure.


  • During the financial period of the “Great Recession”, Tradd formed an Asset Recovery Team and represented 13 lending institutions. The Team provided a single-source solution for sales, management, and the full range of related services required for disposing of distressed assets.
  • Tradd was selected to be the asset manager for two different financial institutions operating under a loss share agreement. Duties included the management and disposition of real estate as well as assist with compliance and file standardization processes.
  • Receivership provided for business and real estate, construction and development completion, marital dissolution, government and judgment enforcement. Management tasks include securing the property, asset protection and preventing waste, operational and vendor oversight, brokerage and leasing, valuation and feasibility analyses, reporting and accounting.
